Project Background

The Pathfinder Group appointed Cooper Construction Services Ltd (CCS) after encountering a range of challenges with other designers, consultants, and contractors. The newly appointed Estates Director, familiar with CCS from past collaborations, approached CCS based on their proven expertise within the mental health sector. CCS’s extensive experience with the intricacies of mental health facility construction and compliance was pivotal to the client’s decision.

Project Scope and Evolution

The initial project brief involved remodelling and refurbishing an existing facility to transform it into a specialized rehabilitation centre. Just eight weeks post-appointment, the project’s scope expanded significantly, with the client requesting CCS to extend the facility to accommodate 26 specialised rehabilitation beds.

CCS undertook a comprehensive design-and-build approach, incorporating anti-ligature measures, a full mechanical and electrical (M&E) design, fire compliance, and all necessary CQC (Care Quality Commission) compliance elements. The project required extensive expertise to navigate the complexities of these standards, ensuring the final facility met all regulatory requirements for a mental health environment.

Challenges and Solutions

The project was delivered amid COVID-19 lockdowns, which presented exceptional challenges in terms of planning approvals, material costs, and supply chain disruptions. Leveraging established industry contacts and expert management, CCS maintained steady progress, despite fluctuating material costs and limited labour availability. CCS’s proactive communication and flexibility allowed them to adapt to these obstacles effectively, ensuring the project remained on track.

Outcome

CCS delivered a full turnkey facility within the 18-month timeline, from design through to completion, securing CQC approval and enabling Pathfinder Group Ltd to provide essential rehabilitation services to the local community. The project exemplifies CCS’s dedication to quality and resilience, even in challenging circumstances.
